· Does the builder offer down payment assistance?

Yes, Shugart Enterprises, LLC has a Sweat Equity Program.  On certain plans you may paint the interior and/or do your own landscaping for credit towards your down payment.  Please ask a Team Agent for details.

· Will the builder pay any closing cost?

Yes, when the buyer selects Sellers preferred lender and attorney.

Phase I & III Seller will pay $3,000 in closing cost

Place II Seller will pay $2,500 in closing cost

· How long does it take to build a home.

Weather permitting– you can usually expect 4-5 months from the signing of the paperwork to the date you close.

· Are there HOA fees.

Yes, the HOA dues are only $30 per month. They are paid annually.

· What does the HOA dues cover?

The dues cover the swimming pool, which is 50 foot x 20 foot.  It also covers maintenance of the entrance and some common areas.

· Can I choose granite, hardwoods and other  upgrades?

Yes, if you choose to build you can upgrade many design options.

· Are fences and storage buildings allowed?

Yes, but you do need to have HOA approval prior to installing.

· What is the tax rate for River Gate?

River Gate is not in a city, therefore you only pay Forsyth County taxes.  The tax rate is 69.6 cents per $100.  For example:  If your home is valued $160,000, your taxes would be approximately $1200.

· Do the homes come with a warranty?

Yes, the homes come with a 10 Year Home Warranty with Quality Builders Warranty.

· I have a home  that I need to sell.  Can you help me with my current home?

Yes, the River Gate Sales Team are licensed NC Real Estate Agents and will gladly assist you in marketing and selling your home.
